Caper Beach Property

  • Caper Beach Club does not rent to individuals under the age of 25. 
  • No motor homes, boats and/or trailers or golf carts allowed in the parking lots. The use of skateboards, rollerblades or scooters is not allowed anywhere on the premises.

No Pets Allowed On Property

If unauthorized pet is discovered on premises, guest will be asked to leave without refund and forfeiture of security deposit and payments.

Cabana Rentals

There are some cabanas available for rent November 1st through April 30th. We rent them by the day, week, month or season payable by cash, check or credit card.  ALL SALES ARE FINAL. Please do not use a cabana unless you have rented it. You are welcome to call the office to reserve one. Cabanas are to be left in the condition they are found. Do not remove the umbrellas or move the cabanas.


Check in time is no earlier than 3:00 P.M. on the date shown on the confirmation. Due to housekeeping schedules, we are unable to accommodate early check-ins. The person listed on the confirmation is required to register with the office upon arrival. For those arriving after office hours you may pick up your key and parking permit from the “pick-up box” next to the office door. Hang the parking permit on the vehicle’s rear view mirror. Two (2) keys will be issued per unit. Keys open your unit,  lobby doors, pool, rest room, tennis court and mailbox. Check in at the office the following morning.

For your convenience a starter supply of trash bags, toilet tissue, soap and paper towels are provided upon arrival. You are responsible for purchasing additional supplies for your use during your stay. Daily housekeeping service is not included with your reservation.  Inspect unit upon check-in and report any damage immediately. Unreported damages to your unit will be deducted from your damage deposit. Please notify the office immediately if you discover any item that needs the attention of our maintenance department.

Check Out

Check out time is no later than 10:00 A.M. on date shown on the confirmation. Due to housekeeping schedules we are unable to accommodate late check outs. Before you check out:

  • Launder excess towels and linens (those not used on the last night and day of departure).
  • Remove all food, beverages, trash and personal belongings from unit. Trash chutes are located at the north end of each floor. All trash is to be in plastic bags. Recycle bins are located on the ground floor near the dumpster room. Plastic bags are not to be placed in the recycle bins.
  • Wash dishes in the dishwasher.
  • Return all furniture and items to original location. Leave unit in a reasonably clean condition.
  • Turn thermostat to 78 degrees, lock front door.
  • Return keys to the office. If office is closed, put keys in the drop box next to office door ($50 charge for each unreturned key).
  • Charges for damages not reported at check-in, extra cleaning, and excess laundry (other than that used on last night and day of departure), will be charged back to renter.  


Each condo is privately owned and has been made available for rental through the owner. It has been furnished, decorated and equipped to suit the individual taste of the owner. We appreciate you caring for their home as if it was your own. Since each unit is owned separately, please do not remove anything from one unit and take it to another unit.

Hurricane/Storm Instructions

If there is an impending storm or hurricane “watch” the property will be secured: i.e., chairs, lounges, trash cans, hurricane shutters, etc. If there is a hurricane “warning” occupants will be asked to vacate the property and elevators will be shutdown. In case of a mandatory evacuation order by the Town of Fort Myers Beach, a refund of unused rent will be mailed to you as soon as possible (not upon departure).

Internet Access

Caper Beach Club is pleased to offer free wireless Internet access to our guests. The wireless Internet access password is included in the check-in information package. You must be familiar with your device and know how to set it up for wireless access. If you experience difficulty connecting, please contact the toll free customer support phone number that is provided with the access password information. Technical support from our staff is not available.  


Lost and Found

Shipping fees plus a $25.00 service charge will be charged for packaging and returning items.


Our condominium Documents state no more than three (3) persons in the one bedroom, five (5) persons in the two bedroom and six (6) persons in the three bedroom.  Occupancy must be established at time of booking.  Change in number of guests/conduct of guests: guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the vacation rental at any time could result in eviction, in addition to any and all damage, disturbance, and cleaning charges. The rental is not intended for parties, nor gatherings at any time of anyone except those who have paid to occupy the property.  If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the condo can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival.

“Quiet hours” between 10:00 P.M. – 8:00 A.M. must be honored to avoid disturbing other guests.

Payment Policy

We require 50% of the total rental amount when the reservation is made. The remaining balance is due 60 days prior to arrival.  Visa, MasterCard, Discover Card and American Express are accepted.  If payment policy is not observed, the reservation will be cancelled and a copy of the cancellation will be sent to you.

In addition to the rent, a mandatory $59 damage waiver will be charged on all reservations and is required 60 days prior to your arrival. 

Deposits and Rents 

Deposits and rents are deposited into an insured account to the credit of Caper Beach Club Condominium Association, Inc.


Parking Lot

Only one parking space is available per unit. Guest vehicles must display a valid parking permit on rear view mirror. Vehicles without a valid parking permit will be towed at owner’s expense. Underbuilding parking is reserved for occupants of assigned units. 
No recreational vehicles, golf carts, scooters, buses, boats, trailers, jet skis, skateboards or rollerblades permitted.

Refund Policy

Cancellations must be made in writing and received 60 days prior to arrival. In addition to the non-refundable booking fee, there is a 5% administrative fee applied to the rental amount, plus applicable taxes, for ALL CANCELLATIONS. Cancellations made less than 60 days prior to arrival are subject to loss of ALL payment unless the unit is rebooked for the same time period. After your arrival, should you shorten your stay, there will be no refund. We recommend you purchase travel insurance.

Rental Unit Assignment

Due to change of unit ownership, removal of units from the rental program, mechanical problems, and other conditions, A SPECIFIC UNIT IS NOT GUARANTEED. A specific unit will be assigned for your visit; however, in the event the status of the unit changes, we reserve the right to reassign you to another unit. Every effort will be made to provide for your needs. Unit changes are not permitted after 


NO REFUNDS will be made upon the failure of the A/C, heat, appliances or like equipment; however, every effort will be made to make repairs as soon as possible to provide for your comfort. This also applies to wireless Internet access, pool, grills, elevators, etc.


Occupancy will be terminated without refund for activity detrimental to the unit or facility or violation of the rules and regulations written herein or posted on the premises.



Our units including the lanais are non-smoking. Failure to follow this rule will result in a $500 charge. Smoking is permitted outdoors. Please dispose of cigarette butts in receptacles located throughout the property.
