Rental Policies Check-in time is 3:00 p.m. Check-out time is 10:00 a.m. We accept Visa and MasterCard and Discover. Your personal check is welcome here. Caper Beach Club does not rent to individuals under the age of 25. No pets allowed. No motor homes, boats and/or trailers allowed in the parking lots. The use of skateboards, roller blades or scooters is not allowed anywhere on the premises. |

Caper Beach Property – No littering. Do not hang items on walkway railings or store personal items on windowsills, walkways or stairwells. Cabana Rentals – There are some cabanas available for rent. We rent them by the week, month or season. NO DAILY RENTALS. Please do not use a cabana unless you have rented it. You are welcome to call the office to reserve one. Cabanas are to be left in the condition they are found. Do not remove the umbrellas or move the cabanas.

Due to housekeeping
schedules, we are unable to accommodate early check-ins. The person
listed on the confirmation is required to register with the office upon
arrival. For those arriving after office hours you may pick up your key
and parking permit from the “pick-up box” next to the office
door. Hang the parking permit on the vehicle’s rear view mirror. Two
(2) keys will be issued per unit. Keys open your unit, the lobby doors,
pool, rest room, tennis court and mail- box. For your convenience a starter supply of trash bags, toilet tissue, soap and paper towels are provided upon arrival. You are responsible for purchasing additional supplies for your use during your stay. Daily housekeeping service is not included with your reservation. Inspect unit upon check-in and report any damage immediately. Unreported damages to your unit will be deducted from your damage deposit. Please notify the office immediately if you discover any item that needs the attention of our maintenance department. Check Out – Check out time is NO LATER THAN 10:00 A.M. on date shown on confirmation. Due to housekeeping schedules we are unable to accommodate late check out. Before you check out:
Furnishings/Equipment – Each condo is privately owned and has been made available for rental through the owner. It has been furnished, decorated and equipped to suit the individual taste of the owner. We appreciate you caring for their home as if it was your own. Since each unit is owned separately, please do not remove anything from one unit and take it to another unit. Hurricane/Storm Instructions – If there is an impending storm or hurricane “watch” the property will be secured: i.e., chairs, lounges, trash cans, hurricane shutters, etc. If there is a hurricane “warning” occupants will be asked to vacate the property and elevators will be shutdown. In case of a mandatory evacuation order by the Town of Fort Myers Beach, a refund of unused rent will be mailed to you as soon as possible (not upon departure). Internet Access – Caper Beach Club is pleased to offer free wireless Internet access to our guests. The wireless Internet access password is included in the check-in information package. You must be familiar with your device and know how to set it up for wireless access. If you experience difficulty connecting, please contact the toll free customer support phone number that is provided with the access password information. Technical support from our staff is not available. Lost and Found – Shipping fees plus a $25.00 service charge will be charged for packaging and returning items. Occupancy – Number of people in a rental unit and on Caper Beach Club property at any time may not exceed total of paid guests without prior approval. Damage to the property of Caper Beach Club, unit owner, or other guests, or disturbance to others by anyone in your party will cancel your right of occupancy, and you’ll be asked to depart and payments forfeited. Registered guest is liable for any damage in excess of payments forfeited. “Quiet hours” between 10:00 P.M. – 8:00 A.M. must be honored to avoid disturbing other guests.
Payment Policy –
25% of total rental amount is due at time of reservation, if paying by credit card, or within two weeks, if paying by check. 50% of total rental amount is due 90 days prior to arrival. Balance is due 21 days prior to arrival. We accept MasterCard, Visa and Discover cards. Personal checks are accepted if paid within terms. If payment policy is not observed, the reservation will be cancelled and a copy of the cancellation will be sent to you. Deposits and Rents – Deposits and rents are deposited into an insured account to the credit of Caper Beach Club Condominium Association, Inc. Parking Lot – Only one parking space is available per unit. Guest vehicles must display a valid parking permit on rear view mirror. Vehicles without a valid parking permit will be towed at owner’s expense. Under-building parking is reserved for occupants of assigned units. No recreational Vehicles, Buses, Boats, Trailers, Jet Ski’s, Skateboards or rollerblades permitted. Refund Policy – Cancellations must be made in writing and received 60 days prior to arrival. Cancellations made less than 60 days prior to arrival are subject to loss of payment unless the unit is rebooked for the same time period. A 5% administrative fee applies to the rental amount for ALL CANCELLATIONS. After your arrival, should you shorten your stay, there will be no refund. You may wish to consider purchasing travel insurance in case an emergency situation alters your travel plans. Rental Unit Assignment – Due to change of unit ownership, removal of units from the rental program, mechanical problems, and other conditions, A SPECIFIC UNIT IS NOT GUARANTEED. A specific unit will be assigned for your visit; however, in the event the status of the unit changes, we reserve the right to reassign you to another unit. Every effort will be made to provide for your needs. Unit changes are not permitted after check-in. Repairs –NO REFUND will be made upon the failure of the A/C, heat, appliances or like equipment; however, every effort will be made to make repairs as soon as possible to provide for your comfort. This also applies to wireless Internet access, pool, grills, elevators, etc. Termination – Occupancy will be terminated without refund for activity detrimental to the unit or facility or violation of the rules and regulations written herein or posted on the premises. Smoking – Most of our units including the lanais are non- smoking units. Failure to follow this rule will result in forfeiture of damage deposit. Smoking is permitted outdoors. Please dispose of cigarette butts in receptacles located throughout the property. Winter Reservations – January – April long-term guests (minimum twelve-week reservation) will be booked into the same unit for the same time period next year if possible (see Rental Unit Assignment). However, if a reservation is not scheduled for the following year prior to departure, the unit will be available on a first come first serve basis. Reservations for less than twelve weeks are based on availability. | |
